The valuation of urban properties can be done in different ways, with different methods of application, with facilities and difficulties according to the conditions present in the valuation. Real estate valuation is part of countless situations that require convincing definitions and guarantees based on reliable mathematical models, helping decision making. This work verifies the applicability of the Comparative Market Data Method for a paradigm situation set up for a paradigm property profile of the house typology, based on research that satisfactorily can present common characteristics present in most Brazilian properties. The region chosen for the application of this proposal was the region composed of the neighborhoods of Cidade Nova, Novo Aleixo and Nova Cidade that belong to the North Zone of the city of Manaus. For data collection, we used the search through online platforms that allow greater mapping in the region of interest, in addition to the application of specific filters. Then, the due data treatment was carried out according to the characteristics of the sample and the recommendations of regulatory standards on this subject. The results showed that the applicability of the method was possible, as well as that the model found represents the market value in a very satisfactory way from the perspective of offer for the paradigm property, being able to serve as an aid to carry out other research using this method, together with platforms for buying and selling real estate online.
