The resumption of growth in civil construction and the increase in financing of real estate are
factors that enable the advancement of Appraisal Engineering, which seeks to estimate the
value of an asset and that is appropriate for the real estate market. This fact contributes to
the increase of real estate investment, for reasons that are still considered conservative and
as it is the most stable mean for a financial investment. In this sense, this work aimed to
analyze the profitability in different types of real estate in the city of Belém do Pará. With this
premise, four statistical models of sale and rent were developed for each typology:
apartments and commercial buildings. Through these models and simulations, it was
possible to identify the profitability by dividing the rental value over the sale value. The results
show that the profitability of residential properties is lower and less elastic than that of
commercial properties, the first with the average of 0.54% and the second with average of
0.67%. |
