The methodology used in the research consisted of a bibliographic review of authors who deal with the discussion of the urban, as well as fieldwork in which the observation of the area under study and photographic records that were used in the research for better contextualization were carried out. The results found showed that the south of the city underwent a major transformation after 2010, receiving infrastructure and the creation of new neighborhoods. This expansion was influenced by the promoters of urban space that boosted the growth of the south zone. With the research it was possible to perceive that the growth of the south zone of the city had its apex from investments promoted by the following agents; real estate agents, State agents and excluded social groups. The real estate agents acted in the direct transformation of the subdivisions, investing resources as well as taking advantage of investments in infrastructure promoted by the public power. The State, represented by the municipal and federal government, built infrastructure and made public investments available that benefited the private sector, as well as promoting the construction of affordable housing. The excluded social groups acted in the occupation for housing in private areas, located peripherally to the urban fabric of the city O presente trabalho de conclusão de curso propõe-se a compreender a atuação dos agentes produtores do espaço urbano na zona sul da cidade de Araguaina-TO. A metodologia utilizada na pesquisa consistiu na revisão bibliográfica em autores que tratam sobre a discussão do urbano, como também foi realizado trabalho de campo em que foi feita a observação da área em estudo e registros fotográficos que foram utilizados na pesquisa para melhor contextualização. Os resultados encontrados mostraram que a zona sul da cidade passou por uma grande transformação após 2010, recebendo infraestruturas e a criação de novos bairros. Essa expansão foi influenciada pelos agentes promotores do espaço urbano que impulsionaram o crescimento da zona sul. Com a pesquisa foi possível perceber que o crescimento da zona sul da cidade teve seu ápice a partir de investimentos promovidos pelos seguintes agentes; os agentes imobiliários, o agente Estado e os grupos sociais excluídos. Os agentes imobiliários atuaram na transformação direta dos loteamentos, investindo recursos bem como tirando proveito de investimentos em infraestrutura promovidas pelo poder publico. O Estado, representado pelo governo municipal e federal, construiu infraestruturas e disponibilizou investimentos públicos que beneficiaram a iniciativa privada, como também promoveu a construção de moradias populares.
