Urban voids can be understood as any private or public area that is unoccupied or underoccupied and inserted in the urban perimeter of the city. In this research, we only studied the urban voids (unoccupied spaces) of the ―unbuilt areas‖ category, in the spatial cut made in the southern region of Araguaína. The analysis was made by observing the retention of urban voids, in the last 10 years, in the process of urban expansion in the region. To this end, the use of Geotechnologies was fundamental, such as, for example, the use of QGIS and Google Earth software, which allowed both the observation of areas extremely affected by the voids, and the mapping of these spaces. Through the landscape and place categories, it was possible to demonstrate that urban voids are profitable business means that deny the social function of property, restricting access to social housing for many subjects. The objective of the research was to understand the process of formation of urban voids as a business in the south and southeast of Araguaína-TO, pointing out the importance of urban planning and management. Therefore, we seek to understand the importance of planning and management of cities, as well as the challenges and possibilities of facing urban voids, identifying the urban voids in the south and southeast of Araguaína-TO and their expansion in the last 10 years. The methodological procedures started from the bibliographic review and the identification of the main urban voids in the study area through the Google Earth platform and field visits, in addition to photographic records of the voids at different scales of the spatial clipping. Simultaneously, an online questionnaire was applied to 25 residents of the sectors of the study area, as well as the survey of the price of the lots. At the end, the construction of maps and the organization of data in tables, tables and graphs took place. The research results showed that in the urban voids of this region, the issue of real estate speculation prevails, especially in the Lago Sul, Cidade Nova and Nova Araguaína subdivisions, revealing that the city is colonized by the interests of real estate agents, contractors and urban insecurity merchants which each, in its own way, profit from the voids. In turn, the right to the city and public space is curtailed and limited
