The proposal is to perform a market assessment in the municipality of the capital of the state of Amapá, restricting to real estate residences outside the condominium. The real estate segment is very active, and the main difficulties in a property valuation analysis stem from the particular elements of each asset, such as useful life, spatial location, singularities, type of payment and others. For this reason, the objective is to find out which variables are most relevant in the construction of the real estate market value. In order to achieve this objective, we use the direct comparative method of market data, which is the method that defines the value by comparing with similar market data as to the intrinsic and extrinsic characteristics of real estate. multiple linear regression and statistical inference for analysis of results. The model had a database of 87 samples, however, 30 samples were used in the model and the total of variables was 13, but only 5 were used. Among the variables, the one with the highest absolute t was the bathroom variable, with t the Student equal to 4.95 and strongly correlated with the area variable. In general, the evaluated model ended up with 16 points in the reasoning table, which means that it is classified as Grade III, as high as possible according to the standard. |
